THE CHALLENGE

The property, inherited by the seller from her mother, posed management challenges due to low rents and a non-conforming 17th unit. The seller wanted to divest ownership and management duties and initially sought to cash out but was uncertain about their plan for the resulting proceeds.

WHAT WE DID

Executing a comprehensive marketing campaign, we organized 21 tours and attracted 11 offers. The offers included conventional financing and seller financing options; we showcased the unique advantages of each. Buyers considering seller financing were encouraged to provide compelling letters detailing their background and vision for the property.

THE RESULT

We identified a well-qualified buyer who lived close by. After sharing insights from the letters, the seller opted for seller financing, deciding to collaborate with a local family who has deep roots in the neighborhood.
