Executive Summary
THE CHALLENGE
Monticello came to us with a few strikes against it: a pre-1960s vintage, significant economic loss, and smaller unit sizes. But the property had real merits. It was well-maintained by the prior owner, sits in the heart of First Hill surrounded by major medical campuses, and offered a clear value-add path for new ownership. Our job was to find the buyer who would see the strikes as the opportunity.
WHAT WE DID
Before launching broadly, we already knew who the top buyers would be. We brought them the deal off-market, building a pool of known, qualified groups for whom Monticello sat squarely in their acquisition criteria.
THE RESULT
Multiple offers. We selected a buyer we had closed a similar transaction with just one month earlier, giving our client certainty of execution. We achieved a price in our client’s target range with minimal disruption to the property, and the competing offers provided clear validation of market pricing.
